The Republic is a world-class mixed-use tower that is iconic in its own right while deliberately extending and enhancing its urban context. Directly across from historic Republic Square, the project introduces an 18,000-square-foot ground-floor plaza that expands the park’s presence by nearly 33 percent—creating a seamless connection between public parkland, retail, dining, and commerce. This “park line” experience at the street level rises vertically to a 25,000-square-foot terrace and green roof on the 19th floor—a true park in the sky that brings landscape and amenity into the skyline, and level 47 tenant exclusive terrace.
As part of the density bonus program to increase community benefit, several landscape enhancements were implemented. Great Street principles were applied to all edges of the project, and a custom historical map of Austin was commissioned as a mural at the building’s southwest corner, highlighting the evolution of downtown over the years.
