Working with Related Companies and KPF, TBG designed an open, multi-tiered landscape along 235 feet of lake frontage. Rather than creating a hard boundary between the development and the water, the design connects pedestrian pathways and shaded terraces with the Ann and Roy Butler Hike-and-Bike Trail and the broader trail network. Retail spaces face the lake and downtown skyline, extending the relationship between indoor activity and outdoor experiences.
Austin’s climate shapes the landscape’s design and performance. Microclimate analysis informed the orientation of pathways and terraces to capture southeasterly lake breezes, while drought-tolerant planting rooted in native Central Texas ecologies reduces irrigation demand. Together, these strategies create a premier waterfront setting designed for comfort and connection – a place where refined lifestyle, public gathering, trail access, and the lake’s natural systems meet.
With One Lady Bird Lake being one of the first major residential projects to break ground in the district, it is setting a tone for what comes next just across the lake from Downtown Austin. Opening in 2028.
