The 5,000-acre site is located at the southern tip of Grand Prairie and leverages nearby natural assets like Mountain Creek, Soap Creek, and Joe Pool Lake. Goodland is broken down into a collection of unique residential villages. While each village will have their own defining character and amenities, they will share common design features such as pedestrian-friendly streets, forward-facing architecture, and proximity to the community’s network of trails and open spaces. Goodland is anticipated to welcome over 40K residents by final buildout.
TBG has led the overall visioning and master planning for the community as well as more detailed placemaking efforts for areas like the Goodland Hub and Downtown Goodland. The Goodland Hub reimagines the existing homestead as a main street village that preserves the site’s natural features and existing tree orchard. Downtown Goodland will be anchored by a signature park and civic building and serve as both the town center and heart of the community.
In addition to physical planning and placemaking exercises, the team has helped spearhead the multi-step, entitlement efforts with the City of Grand Prairie. This included facilitating a multi-day charrette with city staff and other relevant stakeholders.
