third street improvements – austin, texas

TBG worked with the City of Austin to improve the 3rd Street Downtown District from Nueces through Trinity. The improvements comply with the Great Streets Program and help create a consistent urban streetscape that is safe for pedestrians; the existing pedestrian streetscape was widened to better facilitate pedestrian traffic, while creating a safer and more comfortable experience for people while also integrating a protected bike lane through the downtown corridor. TBG worked with the City of Austin’s AIPP program to integrate a public art component and include sculptures on each block.

lubbock downtown master plan – lubbock, texas

The Downtown Master Plan Update builds upon previous plans for the revitalization of Downtown Lubbock including the 2008 Revitalization Action Plan, Imagine Lubbock Together, and the AIA Sustainable Design Assessment Team Report by bringing forth ideas and recommendations still relevant today. While the Master Plan Update absorbs familiar concepts from those plans, today’s plan takes a different approach to the revitalization of Downtown. With the objective of making the city “development ready”, the Master Plan focuses on catalyzing transformation through investing in the public realm, upgrading utilities and infrastructure to support ongoing development, and formalizing a strategy for shared parking that unlocks development potential for housing growth and other uses to energize the city.

crowdus street pop-up park – dallas, texas

The Crowdus Street pop-up park was a four-day tactical urbanism endeavor that showcased the great potential for urban renewal in a historic neighborhood undergoing a revitalization after years of neglect. Held during the 23rd annual meeting of the Congress for the New Urbanism (CNU) in Dallas in April 2015, the temporary transformation focused on a four-block section of Crowdus Street, from Elm Street south to Canton Street, building on previous efforts, within the past few years, to redesign a smaller portion of Crowdus Street, between Elm and Indiana Streets, immediately north of the pop-up site. A robust public/private partnership including the City of Dallas, neighborhood organizations, local stakeholders, and Dallas-based design professionals, the Crowdus Street transformation was a truly inclusive effort that began with a design session including key neighborhood stakeholders as well as two community outreach events. The four-day event included a movie night, multiple musical performances, clowns and circus performers, live graffiti art and other engaging activities.

airline highway community park – baton rouge, louisiana

Unlike any park in southern Louisiana, the future Airline Highway Community Park is a 120-acre park that emphasizes green infrastructure practices and design for resilience and sustainability. The project team developed a master plan for Airline Highway Community Park that will not only implement stormwater management practices to help mitigate flood damage to adjacent properties in the watershed but provide the community and parish with a unique world class park with diversification of amenities. Established through a series of community engagement events, the initial park programming amenities include athletic fields, native meadows, picnic pavilions, a splash pad, adventure playground, amphitheater, kayak launch and hiking and nature trails.

pecan square – northlake, texas

Inspired by the classic Texas town, Pecan Square is a new master-planned community in Northlake, Texas, approximately 30 miles north of Fort Worth, conceived from a holistic development approach accounting for all aspects of the community and lifestyle experience. Conceived through an interactive, multiday workshop process in late February and early March 2018 that united key design team members — including architects, planners, landscape architects, engineers, homebuilders, municipal officials and the developer — Pecan Square pays homage to the simple, resourceful, shared lifestyle experience that prioritizes a slower pace and respect for the land.

Along with addressing key economic, social and environmental principles, the community vision is rooted in Hillwood’s Live Smart framework, which encompasses connection, well-being, enrichment, stewardship and convenience. Planned to ultimately include more than 3,000 homes, including 609 lots in the first phase, Pecan Square is inspired by the traditional community hub, the town square, which is the heart of the community and repurposed an existing community barn and other elements into multiuse amenities. The square is reached via the main drive into the community, FM 407, which is defined by two rows of 200 preserved pecan trees.

The biggest thing to happen in Fort Bend County, Texas in decades, Austin Point responds to the demand for quality places for live, work and play with a focus on green space and nature. The 4,700-acre master planned community will bring a unique sense of place to the county’s diverse epicenter, creating a new regionally transformative town. Utilizing an international and flexible district and sub-district development strategy, Austin Point will feature a complimentary mix of uses including single family, multi-family, office, medical, retail and hospitality.

TBG is currently serving as visioning planner and landscape architect, and most recently lead the visioning charette process. Austin Point is elevating the traditional master planned community concept by creating a town. TBG’s unique district approach will provide a coherent framework for identifying and locating future development opportunities, while allowing for a flexible market-driven phasing and development strategy. The framework leverages natural programming and physical connections, embraces innovation and technology, pays homage to the land and its history, and ensures these components prioritize integrate placemaking to generate a pedestrian-first community experience.

killeen comprehensive plan – killeen, texas

Where, when, and how a city adds development has a direct impact on the city’s long-term fiscal health, affordability, and vibrancy. Through an extensive community engagement process, the Killeen Comprehensive Plan was crafted with a primary focus on leveraging growth and public investments in a manner that incrementally enhances quality of life for residents while also closing the city’s resource gaps over time and outlines a vision for Killeen for the next 10-20 years.

canyon river ranch – valley mills, texas

Working closely with the landowners, TBG completed a master plan for this 3,200-acre rural estate community in the Hill Country west of Waco along the banks of the Bosque River. The land varies from restored grassland prairieland and Savanna to incised canyons with running water and plunge pools, ending with dramatic ridges overlooking a natural grassland floodplain, the river, and a backdrop of high banks on the opposite shore. The vision for the community included three guiding principles: 1) cultivate connection to nature 2) create a genuine rural aesthetic and culture, and 3) prioritize environmentally sensitive design.
